Boligkontoret Aarhus (hereafter "Builder") hereby offers a turnkey tender for the design and execution of approx. 66 public housing with shared facilities. The homes are to be built on a centrally located construction site at the address Nørre Boulevard 5, 8000 Aarhus C. The project includes the construction of approx. 6,000 m2 public housing with shared facilities in turnkey contract, built as multi-storey residential buildings in varying building heights up to 5 storeys with associated bicycle parking and depots in the basement. Attention is drawn that the project already has a BUILDING PERMIT dated 11 September 2025, and that the General Contractor must start work on the construction site before 11 September 2026, so that the building permit does not expire. Application for building permit is prepared by the Builder's initial advisers AART Arkitekter with sub-advisor Ingeniørfirmaet Viggo Madsen. These have had the task of designing the building and applying for and obtaining planning permission in accordance with the applicable local plan, including obtaining the necessary dispensations. There is thus an authority project (hereafter "Builder's authority project"). No authority material has been prepared in accordance with YBL18, but only the architect's project and start declarations incl. associated appendix that has ensured that a building permit could be granted. The customer wishes to establish a framework agreement that includes continuous delivery, installation of white goods and disposal of packaging and old white goods. The agreement covers the following product categories: • Stoves • Built-in ovens • Refrigerators • Refrigerators • Freezers The ordering party wishes to conclude a framework agreement with two (2) suppliers, each of which will be assigned a ranking based on the criterion "Best ratio between price and quality", where the supplier with the highest points is ranked as No. 1 and the with the second highest points is ranked as No. 2. The framework agreement has a duration of four years with the possibility of termination after two years from the start of the framework agreement. The ordering party reserves the right to initiate a mini-tender 2 years after the date of signature of the framework agreement, where the suppliers are ranked again. The tender is not divided into partial contracts. The framework agreement is offered as one overall agreement for the entire service described. The reason for this is that the task constitutes a comprehensive and uniform service, which is best handled in a comprehensive agreement. One division of the framework agreement is estimated to result in loss of economies of scale, increased contract administration and higher costs for the Ordering Party. At the same time, it is estimated that the market can deliver the full service all at once, and that a division will not increase competition or quality.
